Your Key Legal Responsibilities

Energy Performance Certificate (EPC)
A valid EPC rated E or above is required before marketing can begin.

Gas Safety Certificate (CP12)
Must be renewed every 12 months and provided to the tenant at move-in.

Electrical Safety (EICR)
Required at least every 5 years.

Smoke Alarms & Carbon Monoxide Detectors
Smoke alarms: every storey
CO detectors: any room with a fuel-burning appliance

Deposit Protection
Deposits must be protected within 30 days.

Right to Rent Checks
We carry these out on your behalf.

How to Rent Guide
Must be given to tenants at the start of the tenancy.

Client Money Protection (CMP)
All client money is protected under an approved CMP scheme.

The Property Ombudsman (TPO)
We are registered members of the TPO redress scheme.
