We want your tenancy to run as smoothly as possible. If something needs attention in your home, please report it to us promptly so we can help resolve the issue.

Reporting Maintenance Issues

Emergency Repairs - During Office Hours

Emergency issues are those that present:

  • Risk to health or safety
  • Risk of significant damage to the property
  • Loss of essential services

Examples include:

  • Total loss of power
  • Major water leak
  • No heating or hot water in very cold weather
  • Dangerous electrical faults
  • Health/safety hazards

Emergency Repairs - Outside Office Hours

Outside Office Hours

If the situation is life-threatening, call 999 immediately.

For gas leaks, call:
National Gas Emergency Service – 0800 111 999

For electricity emergencies, call:
National Electricity Emergency Service – 105
(105 is the UK-wide electricity emergency number replacing 0800 40 40 90)

For total power loss, check your local network operator:

For burst water pipes, turn off the stopcock and contact your local water supplier.

If you smell gas or suspect a leak:

  • Turn off the gas at the meter (if safe to do so)
  • Open windows and doors
  • Do not switch electrical items on/off
  • Leave the property if necessary
  • Call 0800 111 999
Please refer to your tenancy paperwork for out-of-hours emergency contact information.

Tenant Responsibilities

Tenants are expected to carry out everyday basic upkeep, including:

  • Replacing light bulbs
  • Keeping drains free from blockages caused by misuse
  • Resetting trip switches
  • Bleeding radiators if needed
  • Ventilating the property to prevent condensation
  • Changing smoke alarm batteries (if battery-operated)
  • Maintaining gardens (unless stated otherwise in your agreement)

Helpful Information

  • Please report issues early to prevent further damage
  • Keep copies of any communication
  • Never attempt electrical, gas or structural repairs yourself
  • Check your tenancy agreement for full details of your responsibilities
