Tenant Guide

Renting a home with V&H Homes is designed to be simple, transparent and stress-free. Below is a quick guide to help you understand the process and what to expect at each stage.

The Renting Process

1.

Register With Us

Let us know what type of home you’re looking for. We’ll keep you updated with new and upcoming rental properties in Ashtead, Epsom, Fetcham and the surrounding areas.

2.

Viewings

We arrange and accompany all viewings. Feel free to ask us anything about the property, area or tenancy details.

3.

Holding Deposit

If you wish to proceed with a property, we will take a holding deposit equal to one week’s rent to reserve it while referencing is carried out.

4.

Referencing

We will complete standard referencing, including affordability checks, credit history and Right to Rent verification.

5.

Tenancy Agreement

Once referencing is approved, you’ll be sent a Tenancy Agreement to review and sign electronically.

6.

Move-In Funds

Before move-in, you will need to pay:
• First month’s rent (in advance)
• Tenancy deposit (see below)

7.

Move-In Day

We will arrange key collection, provide you with a tenancy pack and explain how to report maintenance or contact us during the tenancy.

Permitted Payments
Under the Tenant Fees Act 2019, tenants can only be charged the following:
One week's rent
Up to 5 weeks’ rent (if annual rent under £50,000)
Up to 6 weeks’ rent (if annual rent over £50,000)
Payable monthly in advance.
Late rent (3% above Bank of England base rate, after 14 days)
Lost keys/security devices (charged at actual cost)
Variation of contract: £50 (or reasonable cost)
Early termination at tenant’s request: reasonable costs and rent until a new tenancy starts

Your Legal Protection

We are members of:

  • The Property Ombudsman (TPO)
  • Client Money Protection (CMP)

These provide independent redress and financial protection for all tenants.

Deposit Protection

Your deposit will be protected with MyDeposits, and you will receive full Prescribed Information within 30 days of payment.
